Approved Roofing and Exterior Materials 

 

The CWHA Declaration of Restrictions requires that you submit a written request for ANY exterior modifications to the Colony Woods Homes Association Architectural Control Committee and receive a written authorization PRIOR to commencing any exterior modifications. There is a specific form for roofing requests, all other requests use the Home Improvement form.

ROOFING

Removing and replacing existing Cedar Shake roofing with a new installation of Cedar Shake roofing does not require written approval. 

Replacing Cedar Shake roofing with slate or clay tile is also allowed by the original Declaration of Restrictions. Changing from the original cedar shake or from approved composition material to one of the six below listed composition roofs, does require a written request for approval. Please submit the Roofing Material Change Form.

The Colony Woods Home Association and the Architectural Control Committee have approved six composition shingle roofing materials 

  1. Certainteed Presidential Shake 
    1. Color Choices: Autumn Blend or Weathered Wood 
  2. Certainteed Presidential Shake IR (Impact Resistant) 
    1. Color Choices: Autumn Blend or Weathered Wood 
  3. GAF Grand Sequoia AS-IR (Armor Shield - Impact Resistant) 
    1. Color Choices: Weathered Wood 
  4. Certainteed Landmark Climate Flex IR 
    1. Color Choices: Weathered Wood 
  5. GAF Armor Shield (ASII) IR 
    1. Color Choices: Weathered Wood 
  6. Malarkey Highlander AR – IR 
    1. Color Choices: Brilliant Black or Weathered Wood Plus 

NOTE: Impact Resistant (IR) roofing material generally will earn significant discounts on Homeowner's Insurance. Please notify and discuss with your insurance company

EXTERIOR MATERIALS

SIDING: 

Natural siding materials are allowed by the Declaration of Restrictions. 

The Colony Woods Home Association and Architectural Control Committee have approved the use of concrete and wood fiber composite siding materials such as James Hardie or comparable Certainteed products. In addition, the ACC has approved CraneBoard Solid Core siding and LP SmartSide siding. 

DECK RAILINGS: 

Natural materials are allowed by the Declaration of Restrictions.

The Colony Woods Home Association and Architectural Control Committee have approved the use of Aluminum, Wrought Iron and solid Steel pre-finished railings. 

DECK MATERIALS: 

Natural materials are allowed by the Declaration of Restrictions. 

The Architectural Control Committee has approved the use of composite resin & wood fiber deck boards & railing materials upon written request as allowed by the building code. 

FENCING MATERIALS: 

Not to exceed 6’ in height. 

In addition to natural material (wood) the Architectural Control Committee has approved the use of wrought iron, aluminum. and steel. Vinyl fencing is NOT approved. 

WINDOWS, DOORS, AND LOUVERS: 

Per Declaration of Restrictions, shall be of wood or colored metal, and glass.

The Architectural Control Committee has approved the use of vinyl windows.

SOLAR PANELING: 

Solar panels will be approved based on the following requirements: 

  • NO YARD MOUNTED SYSTEMS
  • Only Tier 1 panels will be considered.
  • Submission of a Cable Plan and installation diagram by the installer.
  • An elevated racking system of no more than 4 inches above the roof.
  • Color scheme – Black on Black only.
  • The installer must acquire a Lenexa City Utility Permit.
  • Panels must carry a minimum 25-year warranty. 

The CWHA Architecrual Control Committee highly recommends that the homeowner contract with NABCEP (North American Board of Certified Energy Practitioners)-certified solar Installers to ensure quality product and expert, professional installation.
